Riudecols street will have a hotel with about fifteen rooms

The Part Alta will have a new hotel establishment in one of its most central areas. This is Riudecols street, where the company Flavus Tarraco SL has long been looking for a property to expand its business on Cavallers street and now the circumstances have arisen for this investment to go ahead.

What has unraveled the operation was the public auction through which the Tarragona City Council put this municipally owned building up for sale, which is abandoned and in a very poor state of conservation. It is number 8, a corner property with Abad street and Ripoll square that has passed into private hands, after the council recognized that it could not bear the costs of rehabilitation.

Flavus Tarragona SL was the only company that was interested and submitted an offer worth 58,500 euros for the property of 238 square meters built. The amount offered exceeded the starting price by 2,376.33 euros, which was 56,123.67 euros and, being up to date with the payment of taxes, the municipal technical services gave the green light to a sale and purchase operation that yesterday achieved the majority necessary in plenary so that it can go ahead.

"A long time ago we had the intention of doing something similar to Cavallers, but then there was a suspension of licenses in the Part Alta and everything stopped," says Orlando Rubio, who is one of the partners of Flavus Tarraco SL. This was in the previous mandate, but when it was made public a few months ago that the City Council was putting the building up for sale, the company did not hesitate to recover the project.

The company already owned the adjacent building, corresponding to number 6, so that the new tourist establishment may have "between twelve and fifteen" rooms. Rubio advances that the philosophy will be similar to that of Hostal 977, which is a few meters away. "It works pretty well for us and the product will be very similar," he says.

The business will still take time to start up, because beforehand it is necessary to do an exhaustive facelift. "We were on the first floor one day to see it and we couldn't get past it," explains the future owner. Pigeons, rats and cats are the current tenants, despite the fact that the exterior doors are boarded up because the building was occupied some time ago and when they evicted it the accesses were blocked to avoid an incident, taking into account the structural problems that the property presents . «First I guess we will have to do a deep cleaning and then we will see why we assume that a fudge», he continues explaining.

The interior will practically have to be demolished in its entirety, although the building maintains elements of heritage interest and the new owners are obliged to preserve them and carry out an archaeological study before starting any draft action. Among the remains that are known to be inside are a medieval oven and some Roman inscriptions. "These are things to show off, not to hide," continues this businessman.

Between the formalization of the sale with the local administration, the drafting of the project, the archaeological excavations and the obtaining of the pertinent licences, the new owners calculate that the rehabilitation work on the building will still take "at least one year". However, the new property is very clear that it will be a "small small hotels with charm» a few meters from Calle Major.

The sale of this municipally owned property caused blisters, taking into account that when the decision was made there were differences within the government about the solution that has been adopted. Yesterday, the CUP councilor Eva Miguel admitted that "we saw that there was no room for maneuver and that we had arrived late for this building." The anti-capitalist formation did not see favorably that the public administration dispensed with this heritage, in favor of a private one, for this reason Miguel asked yesterday in plenary the need for a use plan and a clear roadmap for municipal buildings, that allows “to be clear about the steps to be taken”.

The internal discrepancy with the CUP was taken advantage of by the PSC councilor, Begoña Floria, who reproached the government for "now realizing how difficult it is to manage heritage." Instead, the mayor of ERC, Xavier Puig, defended that this "in an ideal world would not be the best solution." Despite this, he admitted that "at the feasibility level" it was the only one that could be carried out right now.
